Under Italian law the contractor is liable for defects, and for the works it has executed that contractor is EDIL NOZZI S.R.L. Article 1667 of the Civil Code governs discrepancies and defects in the work, with the notice and limitation periods the article itself sets; article 1669 establishes ten-year liability for serious defects affecting the structure or the building's fitness for use. This is not a commercial warranty we offer — it is a consequence of the law, binding on any contractor.
Who removes the demolition waste?
Removing construction and demolition waste is part of the site work of EDIL NOZZI S.R.L. and appears as its own priced item in the quote. Haulage is entrusted to operators registered with the Albo Nazionale Gestori Ambientali, the national register of waste carriers, and the material goes to authorised facilities; we do not transport waste in-house. The tracking paperwork stays available to the client. No rubble is left standing on site at the end.

Can work start before the building permit is in place?
No. EDIL NOZZI S.R.L. does not open a site before the required titolo edilizio — the planning consent — has been filed or issued. In Italy most work needs at least a CILA or a SCIA, the two standard notifications, and structural work must be lodged with the Genio Civile, the regional structural works office. Building without a consent exposes the owner to fines, to reinstatement or demolition orders and to problems at resale. Only ordinary maintenance falling under edilizia libera — the category of works that needs no consent — is exempt.
