EDIL NOZZI S.R.L. is a building contractor based in Torrevecchia Teatina, province of Chieti, working on residential property across Abruzzo: full and partial renovations, the restoration of stone farmhouses and rural buildings, structural work carried out to a design and under the supervision of a qualified technician, new houses and major maintenance.

Finishes and building services are coordinated with the certified installers who sign for them, and specialist trades are subcontracted to qualified firms, named to you on request. Spoil and demolition waste leave the site with a carrier listed on the Albo Nazionale Gestori Ambientali, the national register of waste operators, and the transfer notes go into the completion file.

There is work we do not do, and it is better said now. We do not produce designs, we do not file permits and we do not act as direzione dei lavori, the client-side site supervision. Those are a technician's appointment, not a contractor's. We do not quote a price before seeing the building and pricing the work item by item. And we promise no tax outcome: which relief applies depends on the rules in force and on your position, and your technician confirms that, not us.

How we work

How a job runs, stage by stage

Every EDIL NOZZI S.R.L. project goes through six stages, and each one produces a document the client keeps.

  1. Site visit

    We come and look at the building before anyone talks about money. We record its condition, the site access, the existing services and any constraints. You get a written site-visit note: what we saw, and what still needs checking.

  2. Measured survey and computo metrico

    We measure the building and break the job into individual operations. The document is the computo metrico, the itemised bill of quantities. It is what makes one builder's quote genuinely comparable with another's, instead of two lump sums.

  3. Itemised quote

    The quote is built on the computo metrico: a price per operation, the exclusions written down, a stated validity period. We list what is not included, because on a building site undeclared scope is where the arguments start.

  4. Contract

    Nothing starts before a signed contratto d'appalto, the Italian construction contract. It sets the scope, the capitolato (the specification of materials and workmanship), the programme, payments tied to stages, and the written procedure for approving variations.

  5. Site work and stage certificates

    On site, progress is measured in stati di avanzamento lavori, or SAL, the stage certificates. Each SAL lists the work completed, the quantities and the amount earned. Variations are approved in writing before they are carried out, never after.

  6. Handover and paperwork

    Handover is recorded in a verbale di consegna, the completion record, and comes with the file: material data sheets, the installers' declarations of conformity for the services, and supply certificates. Your technician needs those papers to close the permits.

Roles

Design and construction are two separate appointments

EDIL NOZZI S.R.L. carries out the works. The design, the direzione dei lavori (site supervision) and the permit filings are a separate professional appointment, held by the client with a technician of the client's choosing.

The technician supervising the works represents you, not us. Their job is to check that what gets built matches the design and the specification, and to sign off each stage. That role has value precisely because it is independent of the contractor, which is why we neither can nor want to hold it.

Ing. Ivan Nozzi, a civil engineer in independent practice (VAT 02717680694), works from the same address. We cooperate often, but we remain two separate entities with separate VAT numbers: engaging one places no obligation whatsoever to engage the other, in either direction. If you already have a technician you trust, we work with them.

Where do you work?

EDIL NOZZI S.R.L. is based in Torrevecchia Teatina (CH) and works on buildings in the province of Chieti and the neighbouring parts of Abruzzo. If a property falls outside the area we normally cover, we say so before arranging a visit.

How much does a renovation cost?

No contractor can give a reliable figure before seeing the building. The cost turns on its condition, the work you want done, the materials you choose and how easily machinery and materials reach the site. We get to a number in three steps: site visit, computo metrico, itemised quote. A price given over the phone is a guess, and the guess will move.

Do I need my own technician?

Yes. Almost any work that alters a building in Italy needs a qualified technician: they prepare the design, file the permits with the comune and hold the direzione dei lavori, the site supervision. That appointment is yours to give, to a professional you choose. EDIL NOZZI S.R.L. carries out the works and does not take that role. If you do not have a technician yet, the choice is entirely yours and is in no way tied to us.

What guarantees do I have on the work?

Completed works carry the guarantees Italian law places on any contractor. Article 1667 of the civil code covers difformità e vizi, defects and departures from what was agreed, within the notice and limitation periods it sets. Article 1669 covers gravi difetti, serious defects affecting the structure or the building's fitness for use, for ten years from completion. These are consequences of the law, not a benefit we are offering.

Can I run the project from abroad?

Yes, and the way we document a site is built for it. Before anything starts, the scope, the capitolato (the specification), the programme and the payment stages are in writing. During the works, each stage certificate records the quantities completed, with photographs of the site. A few things still need you or someone you authorise: notarial acts and the final handover. The contract itself can be signed remotely, with a qualified electronic signature recognised in Italy or by power of attorney. The working language is Italian: you are welcome to write in English or German and your enquiry is answered, while for meetings and calls you can bring someone to interpret, or we can suggest someone locally.
