EDIL NOZZI S.R.L. carries out building work on houses across the provinces of Chieti and Pescara, in Abruzzo. This page sets out the four kinds of job we take on, the trades we run on site and — the part most quotes leave vague — what a job of ours includes and what it does not.
Where our work starts and stops
EDIL NOZZI S.R.L. is a building contractor based in Torrevecchia Teatina, province of Chieti, working on residential buildings across the Chieti and Pescara provinces: renovations, the restoration of stone farmhouses and rural property, structural works and new builds. We are the firm on site, and we answer for the execution.
The line is a clear one: we build. The design, the direzione dei lavori — site supervision carried out on your behalf, to check the contractor — and the permit filings are a separate professional appointment, held by you with a technician of your choosing: an engineer, an architect or a geometra. We do not supply them and they do not appear in our quote. Ing. Ivan Nozzi practises independently from the same address and we work together often, but appointing us puts you under no obligation to appoint him, and appointing him puts you under no obligation to appoint us.
On site our job is to hold the trades together: sequence, timing, plant, materials, our own firm's safety documents and the specialist crews that come and go. Any trade that requires a specific licence or registration is subcontracted to a qualified firm, which stays under our coordination and which we name on request. Your contractual counterparty remains us.
If you are not yet sure which category your project falls into, that is normal. A description of the property and a site visit tell us whether it is major maintenance, a full renovation or a structural job, and from there comes the computo metrico — the measured bill of quantities — on which an itemised quote is built.
Four kinds of job
EDIL NOZZI S.R.L. separates the work into four kinds, because each has a different site sequence and leaves you holding different documents at the end. Each page describes how the work actually runs.
On site
EDIL NOZZI S.R.L. runs a site as a sequence of trades rather than one undifferentiated lump. Trades that require a specific licence or registration under Italian law — electrical and plumbing installation under DM 37/2008, waste transport and disposal, any hazardous-material removal — are subcontracted to qualified firms. We name them on request, before they set foot on site.
Internal and partial demolition, lifting floors, hacking off render and screed, stripping roof coverings. Material is separated on site and taken to licensed facilities; transport goes to hauliers listed on the national waste register (Albo Nazionale Gestori Ambientali), and you receive copies of the waste identification forms.
Foundations, ring beams, lintels, columns and floor slabs, steel frames around new openings, grout injection and reinforcement of existing masonry. These are built only against a lodged structural design and under direzione dei lavori. Without both documents we do not open the site.
Partitions, loadbearing walls in block or stone, stitching into existing masonry, cement or lime render, skim coats. On farmhouses we use lime where the wall has to keep breathing, and we put that in the capitolato before anything is applied.
New roof coverings, timber or concrete-and-tile structure, roof insulation, membranes, flashings, gutters and downpipes, waterproofing to terraces and bathrooms. The sequence on a roof never changes: stop the water first, then work inside.
Lightweight and underfloor-heating screeds, porcelain, cotto, timber and local stone, bathroom and kitchen tiling, thresholds and sills. Format, joint width and laying direction are agreed before delivery: those three decisions are the ones you look at for the rest of the building's life.
Windows, French doors, internal doors, entrance doors and shutters, including forming the openings and making good the reveals. Joinery is measured after the render, not before: measurements taken off bare blockwork are the most common cause of reordering and delay.
Perimeter drainage and hard margins, external paving, retaining walls, fencing, steps and vehicle access, and reinstating the ground once the site closes. On farmhouses the missing perimeter drain is almost always the source of rising damp, and it is solved here rather than with a coat of render.

A job carried out by EDIL NOZZI S.R.L. always includes the items marked included below, and excludes the rest unless they appear as a priced line in the quote. On a building site, almost every argument starts with something nobody wrote down.

Yes. EDIL NOZZI S.R.L. can carry out a whole project or a single part of it — the roof, the structural works, the screeds — provided the boundary is defined in the quote and the other suppliers' work fits our sequence.
Where several firms overlap on one site, coordination becomes a safety matter rather than a scheduling one. Ask your technician who is responsible for it, because it does not automatically fall to whichever contractor is doing the most.
Your own technician does. EDIL NOZZI S.R.L. carries out the works; the design, the direzione dei lavori and the permit filings are a separate professional appointment that you hold with an engineer, an architect or a geometra of your choosing.

The ones that require a specific licence or registration. Electrical and plumbing systems are installed by firms qualified under DM 37/2008, who issue the certificate of conformity in their own name; demolition waste is carried by hauliers listed on the national waste register; hazardous-material removal follows its own procedure.
We tell you which firms are coming on site, on request and before they start. The contract stays between you and us.
There is no reliable price per square metre before anyone has seen the building. Cost turns on the condition of the structure, access for machinery and deliveries, the quantities actually measured on site, and the level of finish you want.
The route is always the same: site visit, survey, computo metrico, then an itemised quote showing quantity, unit rate and total for each item of work. A single lump-sum figure with no breakdown is not a quote, it is a guess.
The one Italian law already gives against any contractor, with nothing invented on top. Article 1667 of the Civil Code governs liability for defects and non-conformity, with the notice and limitation periods it sets out; article 1669 imposes ten-year liability for serious defects affecting the structure or making the building unfit for its purpose.
